Ownership Options

There is a range of contract types for you to consider:

Resident Funded Unit (RFU)
  • Offering is for the purchase of a life-time lease
  • Designs feature 2 or 3 bedrooms with under cover car-parking
    or garage
  • Refund at end of lease equates to *69% of the ‘new market
    value’ of the unit (*assuming occupancy of more than 5 years)
  • At Elkanah Retirement Village the refund at the end of a lease
    equates to 64% of the ‘new market value; of the unit (assuming
    occupancy of more than 10 years).

Price Indication:
Units range from approximately $170,000 – $550,000 depending
on location and amenities*

Service Fees:
Currently range from $256.31 – $367.75 per fortnight* and
at Elkanah Retirement Village, $500.44 (2 bedroom) and
$516.05 (3 bedroom) per month*

Entry Contribution 60/40 (EC 60/40)
  • Offering is for the purchase of a life-time lease
  • Designs feature 1 or 2 bedrooms generally with carport
    or car space
  • Refund at end of lease is 60% of the original purchase price

Price Indication:
Units range from approximately $156,000 – $315,000 depending on
location and amenities.*

Service Fees:
Currently from $273.03 per fortnight (one bedroom)
and from $280.42 (two bedroom)*

Entry Contribution Donation (EC)
  • Offering is for the purchase of a life-time lease
  • Designs feature 1 or 2 bedrooms generally with carport
    or car space
  • There is *no refund at end of lease (*assuming occupancy of
    more than 2 years)

Price Indication:
Units range from approximately $79,000-$175,000 depending on
location and amenities.*

Service Fees:
Currently from $273.03 per fortnight (one bedroom)
and from $280.42 (two bedroom)*

What does the maintenance fee cover?  

  • Repairs and maintenance to your unit
  • Council rates
  • Water rates and usage
  • Emergency Services Levy
  • Building insurance
  • Gardening and maintenance of common grounds, including painting and gutter cleaning
  • Unit inspections including service of air conditioner filters and smoke detectors.

Service fee exclusions; electricity and gas charges, contents insurance and telephone and internet changes.

Tailored Ownership Options

Along with a more manageable lifestyle, a move to an ACH Group Retirement Living Unit gives you the reassurance that your health and home support services are close at hand if and when you need them.

New tailored ownership options are now available which will allow you to cover the cost of any future housing, health, or home support services.  Our flexible contracts will allow you to pay ‘up front’ and remove the worry of budgeting week by week.

Choose the option which is right for you, whether that’s in-home assistance with cleaning, gardening, or shopping, energy, and water costs all included, or even some health services.  We can help tailor a package that is right for you and will help you stay independent and in your own home

Rental

There are limited numbers of 1 bedroom units available for those who are over the age of 55 and not working full-time. The five locations ACH Group can offer rental accommodation are:

  • Payneham
  • Rostrevor
  • Elizabeth North (2 bedroom units)
  • Rose Park (conditions apply)
  • Goolwa

‘I’m finding it far more fun than I expected and realise that I’m more coordinated than I thought! My coordination is actually getting better each week playing the game,” Saran, a participant in Everybody’s Game (pictured left), said.

Everybody’s Game - a new free walking football (soccer) program – for people who have had a stroke and/or live with neurological conditions kicks off again on 15th January 2022 from 9am – 11am at Ellis Park, the home of the Adelaide Comets FC on West Terrace.

It’s a great way to meet like-minded people, experience club life, and learn or improve soccer skills with coaching by Football South Australia coaches! No soccer experience is necessary.
